The legendary Regency Cafe has been put on the market for just £170,000. Open since 1946, the Art Deco-style cafe has become a cornerstone in Westminster, known for its traditional cafe dining, full English breakfasts, iconic interiors, and efficient service.
It has featured in multiple BBC TV and film productions, gracing the screen in popular movies such as Layer Cake, Pride, and Rocketman, and has also appeared in various BBC dramas and advertising campaigns over the years. The sale includes the business and its ten-year lease, but not the property itself, owned by Westminster Council. The relatively modest asking price for such a renowned restaurant has raised eyebrows, particularly given the high property values in the area. While the current rent stands at £29,000 per year, a review is scheduled for December 2025.
Westminster Council has confirmed that the cafe itself will be safeguarded, and won't be redeveloped into a different business.
One of London’s classic Italian-British cafes, Regency Cafe has become known as a favourite spot for a full English, serving a classic fry-up with sausage, two rashers, a fried egg, beans or tomatoes, toast, and a cuppa for well under a tenner. Other plates are similarly affordable, including chicken curry, spaghetti bolognese, steak and kidney pudding, and fish and chips on a Friday.
But it’s the ambience that draws in the crowds. Over the years Regency Cafe has maintained its original tiling, formica tables, checked cafe curtains, and photographs of Tottenham Hotspur players. Current owners Antonio Perotti and Gino Schiavetta, along with their families, have run the cafe since 1986, developing a loyal customer base.
The listing posted on Rightmove stated, ‘the existing reputation for quality food and efficient service provides a strong foundation for a new owner to build upon, whether by maintaining its traditional charm or introducing new concepts to attract a wider audience.’ It has since been removed by the agent.
